Resolved Question: How can i qualify for a mortgage when working for tips?
I'm 19 working as a valet in Dallas. I've been working for the same company for about a year. I am looking to buy my first house for investment purposes as soon as possible. My credit score is great and I have around $5,000 that I am willing to put down on a property. I was told by two loan guys that my only problem is when working for tips, you must have 2 years with the same employer. Does anyone have any advice for me to get a house ASAP, or knows how to get a more 'lenient' loan?

Resolved Question: transferring a condo deed in texas?
I have a question regarding transferring a condo deed from our parents to ourselves:
My inlaws (aka my wife's parents) own a condo in Dallas and the deed/note is in their names. However my wife and I are the ones who pay the mortgage, HOA, taxes, ect since my inlaws bought this condo for my wife when she was in dental school about 6 years ago (15 year note). Currently we are planning to payoff the remainder of the loan and thus my inlaws will completely own the condo.
Our main question is how we go about transferring the condo deed into our name? Would gifting be the best option or is there a cheaper/simpler way? What are the limitations and is there anything else we should be aware of? IS there any paperwork from the County that we have to fill out? What I found online is quite contrary so I wanted to contact yall so everything is done correctly. Can you help or refer me to someone who can help?
If you could provide a step by step process that would be soooooo appreciated since everything Ive seen has just been confusing!!! Thanks!!!!!

Im new to all this and am scared to ask professionals as they might try to sell me something or make money off my ignorance so here I am...
I currently own a house in CA with a modest mortgage payment and have been looking at the greater Dallas area for a decent tenant-occupied quadplex. Based on my debt/income, I can't go to a bank for another loan so I will be needing a hard money loan.
My question is does this loan need to be in the state of where I'm looking to buy or can it be local to me?
Any advice (please only from people who have experience)?

The government contract project my husband is working as a software engineer on in Huntsville, AL will be ending in 2 - 3 years. Sometime during the next few years we will need to relocate to either Dallas, Texas or or Orlando, Florida. I was browsing real estate listings on Yahoo and found over 4,700 properties in the city of Orlando alone for $150K and under. There were A LOT of beautiful homes for very modest prices in those listings. I want to know how long are those bargains going to last. I can't foresee the costs going up dramatically within the next few years but it would be nice to have some forecast of the market conditions. We can't move until next year at the earliest because I have an SSDI case that's going to court here in Alabama early next year. The company my husband works for has a very strong presence in the Orlando area so we're not worried about lack of job stability. Plus, we have really good credit so after we sell our modest starter home in Alabama, qualifying for a mortgage is not an issue. Even if we couldn't sell our house immediately, we could easily purchase a small condo for much less than the cost to rent a similar apartment. 800 square foot condos can easily be had for under $60K; that's a roughly $360 a month payment. Our current mortgage payment to gross income percentage is 13%; the recommended ratio is no more than 30%. The only other debt we have is student loans and those will be paid off once I get my disability. I was thinking that after we sold our house in AL we could either sell the condo or rent it out.
Sorry about the rambling, I'm just wondering if the real estate market is going to take a major upswing in the next few years. It seems like nearly every property I looked at was either a short sale or a foreclosure. I know some people won't buy a foreclosure because of the possible repairs involved but cosmetic repairs minor plumbing/electrical problems and missing appliances don't bother us. When we bought our current house it REEKED of cigarette smoke so bad that we couldn't stay in the house for more than an hour without our allergies acting up; we had to replace all of the carpets and repaint the whole house but because we scored it for $15K to $20K below market the $2000 we spent on updates wasn't a problem.
Resolved Question: should we buy a house?
We are moving to the Dallas, TX area (from Seattle) and we are considering buying our first home. We are already pre-approved for a $200K loan.
With that, we have absolutely no savings and about $53K in debt (includes student loans). My husband would be making about $85K (w/ a yearly bonus) and I'm a stay-at-home mom. If we buy, we'd have no downpayment, so we'd be using a VA loan and the condition is that we'd either have to pay for the closing costs or the seller do it...well, we wouldn't be able to buy unless the seller agreed to pay them since we have no extra money.
We were looking at maximum house cost of $175K and w/ that and the other estimated costs added into the loan w/ around a 6% rate (if we go lower, we'll be paying for the points), our estimated monthly payment would be around $1,200-1300.
I figure we'd be paying that in renting a house, so why not buy? Our concern is WE HAVE NO SAVINGS!!
Do you think it is absolutely stupid to buy w/ no savings? I guess my thinking is that we can start to save up a little in case of any emergencies...
I feel like I know the answer already, lol...It's just the whole having to pay a rent that would equal to what we could be paying for in a mortgage...
